Our Clients are very happy with the results of their Kitchen Remodel which we finished up just in time for them to cook Thanksgiving dinner for their family. We’re really happy too with this contemporary kitchen and its blend of wood species and color- what a happy, relaxing space to cook and entertain.

1970s Kitchen Remodel- An Amazing Transformation!

We wanted to take a moment to profile a recently finished project for some awesome clients! Thanks to homeowner Steve Oliver for taking the great “after” shots. Check out the before shots–and you’ll see the amazing transformation this kitchen went through. The small, cramped kitchen was opened up by removing walls, all flooring on the main floor was replaced with white oak, new lighting: cans and pendants really illuminate the space and granite countertops are complimented by dark custom cherry cabinets.

We recently completed a kitchen addition/remodel for some clients that were dealing with water damage from a leaking washing machine hose on the 1st floor.  The damage was extensive and they decided it was time to not just replace their losses, but remodel and improve their kitchen and other project areas in the home, which was built in 1919 and is located in North Portland. We’re really pleased with the results, and our clients are too: Houzz Review.

Primary materials used: Oak Flooring, Quartz Countertops, Cherry Cabinets. We also want to note that the permitting for this project was fast tracked through the City of Portland Field Issuance Remodel (FIR) program. The FIR program is designed to streamline and in most cases cut costs for building permits. Only approved contractors can fast track through the system.

Top Flooring Choices; Healthy for You and the Environment

More and more folks are thinking about the environment when they choose products to add beauty to their homes. Flooring is no exception. Fortunately the flooring industry has gone through some fundamental changes over the last several years. Choices of environmentally friendly flooring products have expanded greatly. One of our preferred Flooring companies,Interstate Flooring Company, specializes in sustainable flooring options and put together this comprehensive look at the newest options and details.


Cork Flooring example

Cork Flooring:
Cork has been harvested for centuries in the western Mediterranean region under strict governmental regulation offering protection and placing restriction on ownership, production, and harvesting. No trees are cut down when the cork bark is taken, and a tree can live up to 200 years and can be harvested approximately every 10 years. Cork flooring is created from the post-industrial by-product of the bottle-stopper industry. This ‘waste’ material is ground up and then formed into sheets using minimal amounts of adhesive to bind the particles together under high pressure.

Many people think of cork as a relatively new and possibly unreliable option particularly as a surface flooring material. And yet, there are examples of cork floors in public buildings that were installed over 100-years ago and are still in use today. The Library of Congress in Washington, DC is one excellent case.

Most clients buy click together cork panels that install in a way much the same as laminate (Pergo type) flooring. As long as your floor is hard, level, and flat you can in most cases go over whatever is already in place. Because the panels have a cork under layer, the only time you have to put anything under it is when you are going over cement, like a basement floor. A simple vapor barrier is all that is needed, provided that there is not excessive moisture.

Cork is naturally resilient and temperature neutral, so it is very comfortable underfoot. Cork is also an acoustical insulator that will have a quieting affect in whatever area you install it. The life expectancy of cork flooring is approximately 100 years.

Marmoleum Flooring (Linoleum):

Linoleum (Marmoleum is the most well known brand of Linoleum) is made from natural renewable materials such as boiled linseed oil (from flax seeds) mixed with powdered cork, ground sawdust, and pine resin, as well as minerals such as ground limestone, zinc, and pigments. Is is very durable and can be expected to last 40 years. Marmoleum comes as a sheet product that should only be installed by a professional and almost always needs a new high-end subfloor. It also comes in 1’X3’ or 1’X1’ panels that are backed by cork. You can get very creative with design patterns using the panels.

Lyptus Flooring:
Lyptus is the trade name of a wood made from a hybrid of two species of Eucalyptus trees. Developed for quick harvesting, and grown on plantations in Brazil, Lyptus is an environmentally friendly alternative to oak, cherry, mahogany, and other wood products that may be harvested from old growth forests. Lyptus trees can be harvested for lumber in approximately 15 years, much sooner than woods from cooler climates.

As a plantation grown wood, use of Lyptus does not deplete old growth forests, which are regarded as valuable havens for biodiversity. Lyptus’s fast growth rate ensures that supply stays high, and keeps costs low. The plantation environment also allows for precise control of soil chemistry, tree spacing, and other factors affecting growth, resulting in the highest quantity of quality wood from the smallest space.

Lyptus plantations total 2.3 million acres, of which 1.2 million acres are native reserves dedicated to environmental protection, in six Brazilian States: Espírito Santo, Bahia, Minas Gerais, Rio Grande do Sul, São Paulo and Mato Grosso do Sul.

Lyptus has mechanical properties similar to many hardwoods, and is most often compared to maple. It is a closed-grain wood, and is harder than oak. The high hardness and closed grain structure make it popular for cabinetry, millwork and flooring. The coloration varies from a light salmon to a deeper red. With exposure to UV light, the pigments darken slightly.

Fiber Flooring:

A newer group of products on the market is fiber-flooring materials. At Interstate Flooring Co. they have completely taken the place of traditional sheet vinyl that you glue down. A fiber floor is simple to cut to size (a small expansion gap is needed) and rolled out, and no glue is needed. Because no glue is used in many cases, if the floor is accidentally flooded it can be dried off and re-installed. Another sustainable asset to this type of flooring is that it can be re-cut and installed in another area, extending the usefulness of the product.

Oiled Wood Flooring:
An example of something old that is becoming new again is oiled wood. This is a group of wood that has no wear layer, just an oil finish. The advantage of this is that you live on the wood. When you bang up your wood floor, which you will do, you simply buff and oil and you are back to good. The floors have been likened to an old bomber jacket, the more you use them the better they look.

Wool Carpeting:
Another product that’s been experiencing a resurrection is wool carpeting. Wool generally still costs more per yard than nylon, but people consider it a better buy because it will look better and last longer. Wool also improves indoor air quality, is renewable, biodegradable, and is a joy to live on.

Vinyl Tile Flooring:
One product that is not new, but has changed drastically in construction and appearance are luxury vinyl tiles. The look of the product is much improved and two lines feature recycled content. Earthwork Tile has 50% recycled content and Burke Tile has 67% recycled content. The Burke Tile gets its recycled content from Les Schwab Tire Co. in Wilsonville, OR.

A new innovation in luxury vinyl tiles is Konecto floor. These tiles have adhesive bands on two edges that you press to the adjoining tile, which simply floats over the existing floor. Most of these tiles are rated for light commercial traffic.

What is Old Becomes New..With Stunning Results: SW Portland Kitchen Addition

Right Arm Construction is very happy to profile this newly finished Kitchen Addition remodel located in the SW Portland Hills. Our clients have lived in the home, built in 1907, for about 10 years. When they moved in, the kitchen had last been remodeled in the 1950s and while it needed updating, they also were charmed by the existing characteristics and wanted to incorporate some of the same styles.

The existing kitchen had stainless steel countertops from the 1050s remodel that the clients really liked and wanted replicated for the new kitchen. We worked with a custom metal fabricator and are really happy with the results. The custom CVG fir cabinets give warmth to the space and compliment the metal countertops. We also sourced old growth 2×8 beams for the kitchen ceiling to replicate the feel of the other rooms of the house; they now have 35 feet of continuous beams. The Flat Sawn White Oak flooring is also found throughout the house and is a very durable choice for the kitchen.

The double hung Marvin Windows also duplicate the style of windows found in the rest of the home as well as qualify the home owners for cash incentives through The Energy Trust of Oregon. We re-used wood from a wall that was removed to build this section of countertop.

NE PDX Home Addition-Remodeled Kitchen: Beautiful Results and Happy Clients!

The new addition provides a spacious kitchen with sky lights and french doors providing natural lighting.

 

We just finished the home addition onto this 1914 Beaumont Neighborhood bungalow. A complete tear off of the back of the home resulted in a spacious remodeled kitchen with french doors leading to the new covered deck and back yard. The Master Bedroom also was remodeled with more space and windows.  The Kitchen flooring is cork, and our custom cabinet craftsman created the cherry cabinets throughout. Our clients were very hands on with selection of the Brazilian granite countertops and wanted pieces with character. They were also instrumental in selecting the stone look for the masonry work that concealed the existing chimney.

 

The Brazilian Granite and tile selections complement each other. The windows provide tons of light and bring in the greenery for a peaceful view.

We also want to share the Client Review we received from the home owners:

“We had been dreaming and planning for our kitchen remodel for 12 years and when it came time to find a contractor we were extremely nervous about trusting someone with such a large scale project.  We were introduced to Right Arm Construction by a friend who highly recommended them.  Even in our first meeting we knew that Arent was someone we liked and felt comfortable with in embarking on the dramatic transformation of our home.  Arent is not just a talented craftsperson but also a very kind and decent person.  He has an impeccable eye for detail and will not take any shortcuts in the project that he is working on.  Our kitchen, bedroom and deck are beautiful and embody all of our wishes for each space.

Arent designed the deck and deck cover himself and it is spectacular, he spent his own time researching the best material to use for the deck cover and the result far surpasses our expectations.  We heartily recommend Right Arm Construction for any remodeling project and consider Arent and his crew not just our contractors but our friends.

“Our Finished Remodel is a Dream Come True”… Master Bedroom Remodel with a Dreamy Walk in Closet

We recently finished a Master Bedroom remodel; Here are some photos of the amazing results and the client’s review of the project:

“Remodeling is never easy. Remodeling of a rogue remodeling is even harder. Our remodel was started with a well known contractor and suffered both time and budget overruns and more outrageously, misrepresentation of key material. When Right Arm Construction took over, work at the remodel had been suspended for over eight months. Arent and his team corrected the project deficiencies, executed the architectural details, taking full ownership, completing the project in reasonable time and with no budgetary surprises.

An incident best describes Arent work ethics, perfectionism of craft and professionalism. Arent and his worker were installing a featured back-lit Lumicore panel. He was installing the 20″X18″ panel on to 2″ blocks painted white “in case they showed through the the white Lumicore  panel” and insisted on placing the holding tabs for the LED light strip at equal intervals, again, “in case they showed through the panel”. When his helper remarked all this detail did not matter as they would be covered by the Panel, Arent insisted that they mattered to him and held his ground.

This candid observation tells all about the attention to detail and professionalism I have come to expect of Arent and Right Arm Construction. After the dishonesty of our previous contractor, Arent’s honesty was impeccable and refreshing. Our finished remodel is a dream come true!”

Harvested from Eucalyptus trees, Lyptus is the real deal when it comes to durability, appearance and affordability. We installed quite a few Lyptus floors for our clients in 2009 and they are all loving them. As you can see from the photos, there is a richness in the color that has a color range from light “wheat” to a “copper”red.
